Bruni Proposal Returns to the ZBA

The Zoning Board hearing on the Bruni proposal is scheduled for January 4th, 2024 at 7:30 pm. This will be a Zoom only meeting.

After 2 years of being on hold the project returned to the Ipswich Zoning Board this past October and the newly redesigned project is bigger than ever with 214 units on the new plan instead of the 151 that was previously accepted by the zoning board.

Bruni is returned to the Zoning Board with a new project but is using his original Project Eligibility Letter (PEL) which he received from the Mass Housing Partnership in 2017.

It is our position that the ZBA should reject this letter based on the fact that Mr. Bruni is presenting a new an and larger design with a different layout with more parking spaces. The original eligibility letter was based on the financial market 6 years ago and the housing market and interest rates have changed significantly since then. It is our belief that Mr. Bruni should reapply for a new PEL before returning to the Zoning Board. The ZBA and the town of Ipswich have the authority to request that. 

We ask that all concerned citizens attend the ZBA meeting online this Thursday and urge you to voice these and any other concerns you have to the Zoning Board.
