Bruni’s Plan
The Bruni project is a proposed plan for housing by the Bruni marketplace in Ipswich. Under the 40b act. The planned complex was originally proposed as 191 apartments. In spring of 2021 the Ipswich Zoning board approved the permit but in its conditions limited the number of uniits to 151. Bruni appealed this limitation and before that was resolved the wetlands delineation on the property expired and when a new inpspection was done it was determined that the plan encrouched on wetlands. The new plan that Bruni submitted in January of 2023 now has 214 units.
We at Ipswich Citizens for Sustainable Growth are approved interveners in that appeal and have received all of the correspondence between attorney Freeman and the HAC.
A separate appeal that we filed is also indefinitely delayed because it cannot be heard until the ZBA reconsiders its permit and then if Mr. Bruni onces again appeals to then the HAC (Housing Appeals Court) process will also need to be completed. Attorney Freeman stated that they will check back in with the HAC sometime in June to let them know the status of their proposal.
We will be monitoring this situation closely when it returns to the ZBA, we will mobilize quickly to make sure that the process is transparent and beneficial to Ipswich now and in the future.
